Leander City Council unanimously approved a minor planned-unit development (PUD) for VFW Post 10427 on June 5, changing zoning on about 22.409 acres to allow special events and establish a local commercial base zoning district for potential future uses.
Executive Director of Development Services Griffin explained the property, currently under interim single-family zoning, hosts large annual fundraisers such as a pumpkin patch festival and barbecues that support the nonprofit VFW post. The PUD will remove the need for frequent special-use permits tied to those events and provides a zoning framework if the post ever pursues a more permanent commercial use.
Chris Fielder, representing the VFW, told council the post is a nonprofit that relies on fundraisers and sometimes must apply for special-use permits for events. "This is more at this point to establish that zoning if there is anything in the future," Fielder said, adding the property is currently on septic and not sewer.
A resident who is also a VFW member spoke in support, describing the organization's community services including a recent lunch for first responders. Anita Chmnedovich, an adjacent resident and Marbella HOA board member, also spoke in support, saying she had not seen noise complaints from large VFW events and praising the post's community work.
Council discussed a possible later amendment to allow limited RV storage for members. Staff advised the council it could approve the PUD as presented and process an amendment to add an RV-storage use later with public notice; council indicated support for processing that amendment.
Why it matters: The PUD formalizes on a zoning basis recurring community events on a 22-acre property and creates a local commercial base should the post pursue other uses in the future. It reduces permitting friction for nonprofit events and clarifies the site's long-term land-use framework.
