The Board of Adjustment on May 27 approved two special exceptions for a Church of Jesus Christ of Latter‑day Saints development east of the northeast corner of East 51st Street South and South 129th East Avenue: one to permit religious assembly uses on the OL‑zoned parcel and a second to increase the permitted cupola/spire height for the primary building from the code’s 87.5‑foot limit to 131 feet.
The applicant’s representative described a conceptual plan for two buildings (labeled A and B in the packet) on a roughly 26‑acre site currently zoned OL. The taller cupola applies only to Building A; the structure is decorative and unoccupied. The applicant said they had notified surrounding property owners, including QuikTrip and nearby apartment developments, and were in coordination with the adjacent landowners about future roadway connections.
Board members said the proposed church use is consistent with the OL zoning and the comprehensive plan’s employment/emergent campus designations for the area. Members noted the spire’s distance—roughly 600 feet—from the nearest neighbors and found the decorative height would not be injurious to the neighborhood. The board limited its approval to the conceptual plan shown in pages 8.13–8.15 and to the areas labeled A and B on the site plan.
The approvals are subject to standard permitting, fire and building‑code reviews; board members suggested the applicant continue coordination with traffic and public works given expected site grading and future development phases.
