The Tulsa Board of Adjustment on May 27 granted a special exception to permit a large‑capacity indoor assembly and entertainment use — a Fun City trampoline and adventure park — in a unit within the shopping center east of Planet Fitness (5315 E. 401st St. South footprint shown in the packet).
Applicant John Zhang said the operator plans trampolines, ninja courses, foam pits, rope courses, arcade space and family‑oriented attractions. The board limited the approval to the specific space outlined on page 5.11 of the packet and added two conditions: the use must be an indoor trampoline/adventure park as presented and hours of operation must end by 11 p.m. seven days a week.
Staff and board members said the center’s large shared parking area and the proposed unit’s location made the site appropriate for an assembly use of this scale. A nearby resident raised concerns about traffic and late‑night activity; the board discussed hours and limited the permit to close by 11 p.m.
The board found the proposal consistent with the zoning code for a special exception and that conditions would mitigate neighborhood impacts. The permit carries the usual building‑permit and fire‑safety review requirements prior to opening.
