The Sweetwater County Planning and Zoning Commission on Oct. 8 approved a zone map amendment to rezone a roughly 25.7-acre parcel at 186 Highway 28 from light industrial to rural residential, the commission's land use staff said.
Land use staff recommended approval, finding the proposed residential use compatible with adjacent agricultural and rural residential zoning and consistent with the 2015 Sweetwater County zoning resolution. Staff said adequate public facilities exist on the site, including water and sewer served by the Eden-Farson district and fire protection within the Farson-Eden fire response area.
The applicants are listed as Adonis Bordeaux and Eliza Frias. Bordeaux told the commission that most existing outbuildings have been removed and that he and his wife plan to live on the property. "It's night and day โ everything's gone," Bordeaux said when asked whether the site had been cleaned up.
Agency reviews submitted to staff included a no-objection statement from Wyoming Department of Transportation, a "no comp conflict" note from Lumen, and a finding of no abandoned-mine-land concerns from the agency that reviewed AML issues. Land use staff said it received no public comments on the request.
A commissioner moved to accept the zoning amendment from light industrial to rural residential; the motion was seconded and the commission voted in favor. The commission closed the public hearing before voting.
Details recorded in the staff packet state that the property is served by U.S. Highway 28 and was previously used by a business identified in the record as Western Crane. The commission's action at this meeting is a recommendation; the transcript reflects that land use staff normally forwards certified recommendations to the Board of County Commissioners for further review as part of the county's approval process.
