The Wilson County Planning Commission approved a site plan July 18 for SailCat’s lineman training facility at 299 McCree Road, planning staff said.
Planning staff recommended approval with minor technical corrections and noted the project must secure sewer-service release from the county’s sewer access committee. Christopher (planning staff) told the commission the site would rely on a step system unless the sewer access committee releases the property for public sewer service; the applicant is scheduled to appear before that committee on Aug. 5 to request the release.
The project includes a taller-than-typical training building that has a pending Board of Zoning Appeals request for a height variance. Staff said the developer committed to a 100-foot setback from residential property lines to create a buffer. Fire-suppression requirements were discussed but not settled; the applicant and engineer said dormitory portions will be sprinkled, while the classroom/training building may not require sprinklers under code but will need adequate fire flow and a hydrant if required.
Applicant representatives described the facility as an apprenticeship training center for linemen, substation technicians and underground technicians. The training program is a Department of Labor–approved apprenticeship in which trainees are paid and receive benefits while they train. The applicant said movable poles and an on-site self-contained air-drive system built on a Siemens platform will be used for hands-on instruction.
Planning staff and the applicant said water and wastewater arrangements remain to be finalized with Gladeville Utility and the water/wastewater authority; staff said they do not anticipate an issue but that the sewer-access approval is required before final service can be confirmed. The commission approved the site plan on a voice vote after brief questions from members.
The approval is subject to the applicant completing the sewer-access process and any minor technical corrections identified by staff.
