The Isanti County Board on June 3 approved the final plat for LaRose Rendova Woodlands, a subdivision that proposes 11 lots using transfer‑of‑development rights in the AGRES (agricultural‑residential) district. The board approved the plat with conditions and recorded that Commissioner Jeff Lareau recused from the vote.
Planning staff described the project as an 11‑lot development that uses three transferred development rights and noted that most preliminary plat conditions had been met. Remaining or added conditions required by staff included maintaining a highway engineer’s access‑control requirement, placing driveway access permits under the county highway department’s review and approval, recording a vacating of an existing easement in conjunction with the final‑plat mylar, and creating and recording a new ingress/egress easement for Lot 1 before recording the final plat. Staff also confirmed soil borings had been provided and that setbacks had been corrected for lots that required them.
Trina Bergloff, planning staff, presented the item. Commissioner Mike Christiansen moved to approve the final plat subject to the conditions identified by planning staff; Commissioner Dan Westerberg seconded. The motion passed; Lareau was recorded as recused from the vote.
Clarifying details provided at the meeting: the development is in the AGRES district; three development rights were transferred to allow the proposed lot pattern; soil borings were submitted for the affected lots; the county highway engineer’s access control condition remains in place; driveway access permits will be subject to highway department approval; and two additional conditions were added requiring easement vacation and creation documents be recorded with the plat.
Staff indicated planning commission review had been unanimous at the preliminary stage. The county approved the final plat subject to the three primary outstanding conditions and the two additional recording requirements before the mylar is finalized.
