The Planning and Zoning Commission recommended approval of a special use permit allowing a single‑tunnel conveyor car wash (SUP250001, "Zaza Car Wash") on about 2.05 acres at 344 South Egret Bay Boulevard, a site behind the Kroger at five‑corners. Staff presented the site plan, and no members of the public who signed up spoke against the project.
Ann Williams, planner with the planning department, described the proposal as a 6,204‑square‑foot single‑tunnel car wash with 23 self‑service vacuum stalls, enhanced landscaping and a landscaped berm along FM 270 for screening. Williams told the commission the property lies in the general commercial district and that staff found the use consistent with the comprehensive plan and the Magnolia Creek overlay; staff recommended approval with standard SUP conditions, including an expiration timeframe and restrictions limiting the site to car‑wash use with enhanced landscaping and signage.
Commissioners asked whether the car wash would sell fuel or operate pumps; Williams said the use will be strictly a car wash. “It will strictly be car wash,” Williams said. With no public opponents and no outstanding technical issues, a motion to recommend approval passed unanimously.
The commission’s recommendation sends the SUP to City Council for final action.
