The Planning Commission approved a one-year extension for the Daniels Center project’s site plan review (SPC 21-101) and minor use permit (UPN 21-102) at 2125 Daniel Street.
Assistant Planner Susie Mahungu told the commission the extension request preserves entitlements originally approved on June 1, 2023, for a project that includes a Chevron gas station, an Extra Mile convenience store, a quick-service restaurant and a drive-through car wash. The approval had been set to expire on June 1, 2025; because the applicant applied before expiration, staff recommended a 12-month extension. Mahungu said the extension request only extends the time to commence; it does not change the prior entitlements.
Architect Brian Cournoyer (K12 Architects), representing the applicant, told commissioners the team is ready to resubmit to the building department as soon as the portal reopens and noted earlier plan-check comments (first-round comments dated Dec. 12, 2024) and a recent drainage issue with public works caused delay.
Commissioners asked about the required right-turn lane on Daniel Street and the restriction of left turns from both driveways; the applicant said the right-turn lane would be provided and the off-site left-turn work is part of the project’s off-site improvements. Chair Fiore called for a motion; Commissioner Paslick moved to approve the extension, Commissioner Coleman seconded, and the motion passed unanimously.
