The Sandy City Planning Commission reaffirmed an earlier subdivision amendment for the Altaview Commercial development at approximately 10305 South 1300 East, authorizing a reconfiguration that subdivides existing Lot 3 into additional lots and extends the frontage of Lot 4.
Development services manager Doug Wheelwright explained the amendment would create a new Lot 6 on the former Lot 3 that is planned as a future gas-station pad, a second new lot to be used for temporary uses (for example seasonal kiosks or fireworks stands), and an expanded Lot 4 boundary to incorporate additional street frontage and parking for an existing dental office. Wheelwright said the original 2001 subdivision approval had a limited recording window and staff requested the commission reaffirm the earlier decision because the plat could not be recorded before the previous approval expired.
The applicant’s engineer and representatives for property owners including Smith’s/Kroger were present; the involvement of the larger shopping-center owner informed subsequent items on the agenda. Virtual commenters asked whether the proposed new lots would necessarily become a gas station or could later be used for different development; staff replied the plat amendment creates the lots and future uses would be subject to zoning and separate approvals.
No in-person public speakers asked to comment during the meeting; a few online participants asked clarifying questions. After staff presentation and limited public input, a commissioner moved and the commission unanimously approved reapproving the 2001 subdivision amendment subject to the findings and conditions contained in the staff report.
Wheelwright described the requested changes as largely administrative and site-configuration in nature, and said the amendment is intended to accommodate predictable uses including a future gas station pad and temporary event space, while preserving parking and access arrangements for the wider shopping center.
