The City of Cody Planning, Zoning and Adjustment Board on July 17 approved a commercial site plan and landscape review allowing Moose Creek LLC to build a vehicle garage at 202 Mountain View Drive, a property described in staff materials as part of the Absaroka Bay Campground.
Board members approved the application after a staff presentation that flagged two conditions: verification of existing drainage and that a building permit meeting applicable building, fire and electrical codes be obtained within three years of the site-plan authorization or the approval will expire.
City staff said the original campground’s percolation trench appears sized to handle runoff from the proposed parking and garage. Staff recommended that, if the percolation trench is not found during construction, the applicant must submit a new drainage plan and percolation test to ensure no additional runoff affects neighboring properties. The staff report also noted planned grading would remove the previously discussed need for a culvert beneath the new driveway.
The applicant, identified in the record as Ira Fellows, did not add substantive comments during the board discussion. No board members raised further concerns before a motion to approve the plan with staff recommendations 1–3 carried on a voice vote.
The approval is subject to the conditions listed in the staff report, including adherence to building, fire and electrical codes and the drainage verification requirement; a building permit must be secured within three years of the authorization.
Planning and zoning chair and staff said they would incorporate the staff conditions into the final approval package and issue any subsequent permit requirements according to city code.
