Quarterly update: Grayson County jail expansion 24% complete; rain caused 17 extra weather days

The court received a quarterly construction update on the Grayson County jail expansion project from the project manager representing AGCM. The manager reported that total project completion stands at 24 percent and that work completed this quarter includes grade-beam excavation and pour, under-slab utilities (plumbing and electrical), CMU plumbing and electrical drop-ins, HVAC ductwork completion and fire alarm upgrades.

The project manager said the kitchen substantial-completion date moved from Sept. 25 to Oct. 10 because of unforeseen conditions in the kitchen area; that delay was described as a 15-day adjustment that does not affect the overall end schedule. The project has experienced 17 weather days beyond what the contract anticipated; the manager said the original contract allows a certain number of weather days and the 17 days represent additional rain impacts. The manager described current work items as completion of under-slab utilities, a slab pour anticipated within three to four weeks, and beginning of above-slab vertical work and mock-up panel approval for exterior materials.

Commissioners asked about unforeseen site finds (the project manager said crews found cisterns and tanks but did not find any burial sites) and specific kitchen-area issues (a freezer/cooler slab condition not anticipated in contract documents). The manager said crews are nearing the end of unforeseen site conditions and that budget remains within the Guaranteed Maximum Price (GMP) originally set; “we're within the GMP original amount,” the project manager reported.

No formal action was required or taken on this update.

The court thanked project staff for the briefing and had no additional questions at that time.
