Commission forwards short-term rental CUP for 145 Indian Pipes Road to supervisors

The Planning Commission voted July 9 to forward a conditional-use permit request for a short-term tourist rental at 145 Indian Pipes Road in the Blue Mountain subdivision to the Board of Supervisors with staff-recommended conditions.

Staff reported the dwelling on the parcel was under construction; the applicant purchased the property in January 2025 and intends to manage the property personally with assistance from a local manager. Staff used a foundation-location survey to determine setbacks for the unfinished dwelling and reported the nearest residence is roughly 250 feet to the southeast. As with other STR applications, staff recommended standard conditions: compliance with county health, building and fire code requirements; septic service every five years; and that the certificate of zoning be issued only with approved health department records. The dwelling’s future occupancy limit will be determined by health-department permits.

No members of the public spoke during the hearing. Commissioners discussed the construction timeline and inspection process; staff said building-code approval and inspections would ensure rooms and bedroom counts match approved plans. The commission moved and voted to forward the CUP to the Board of Supervisors with the staff conditions; the board will take final action at a future meeting.
