Council briefed on proposal to shrink minimum lot size in commercial neighborhood zone

South Salt Lake planning staff presented a proposal July 9 to amend the Commercial Neighborhood zone's minimum lot size from 0.5 acre to 0.25 acre to encourage redevelopment along Main Street and nearby corridors.
Charlotte, a planning staff member, said the Commercial Neighborhood zone covers roughly Main Street and portions of 200 South and 700 South (presentation identified the area as approximately 130 East to 400 East along the noted commercial corridors). Under the current half-acre standard only 4 of about 105 parcels meet the size requirement; reducing the minimum to one-quarter acre would raise the count to 25 parcels (not counting adjacent parcels under separate ownership that could consolidate to meet standards). Staff told council the average lot size in the zone is about 0.2 acres.
Charlotte said staff does not recommend lowering the minimum much further because design standards (parking, landscaping, setbacks) make very small lots difficult to develop productively. She pointed to the Town and Country Market across from the police station as a quarter-acre example. The staff presentation noted the planning commission held a public hearing on June 19, received no public comments, and forwarded a positive recommendation to council. The item will return on the regular agenda for council action.
Ending: council asked no substantial questions at the work meeting and directed staff to proceed through the public-review schedule.
