Commission returns Prairie View preliminary plat to staff, citing unresolved waivers for streets, utilities and access

The Newton Planning Commission on July 7 denied the Prairie View preliminary plat as submitted and asked staff to work with the applicant to resolve three outstanding waiver requests and other staff comments before the proposal returns to the commission.

Commission discussion centered on three waiver requests the applicant sought for Lot 1, Block 1: (1) a waiver of required streets and sidewalks along the Industrial Road right-of-way, (2) a waiver of the requirement to extend public water and sewer to the southern property line, and (3) a waiver of paving for a short access stub/turnaround near the proposed buildings. Planning staff and the fire marshal flagged the need for a mechanism to ensure future extension of streets, sidewalks and utilities when development to the south or expansion of the site triggers those improvements.
