Laughing Bear Orchard: Planning staff presented an application from Kim Welty Allen (agent Kath Allen) to amend Lot 1 of the Laughing Bear Orchard LTD subdivision, a parcel described in the record as approximately 11.89 acres at 14757 Road 26 in Dolores. The applicants seek to split the house from the remaining orchard acreage so the house could be sold independently in the future. Staff described existing utilities at the house, a 60‑foot access across Lot 2 to the county road and a 30‑foot easement to maintain access to the retained parcel. After no public comment, the board approved the subdivision amendment and rezoning.
Benson single‑lot rezoning: Joe and Joanna Benson requested a rezoning/single‑lot development in AR10‑34 on property at 15248 Road 22 in Dolores, a 47.1‑acre parcel. The application would split roughly 12 acres containing the existing residence from about 35 acres remaining to the north; access will be via Road 22 and the plat will reflect a deeded easement. Planning staff said the proposal conforms to code, and the board approved the rezoning.
Busted Bronc Ranch boundary line adjustment: Kendall Bergmeister, representing Busted Bronc Ranch LLC near Highway 160 in the Mancos area, presented a boundary line adjustment that conveys the eastern third (approximately 11.16 acres) of a triangular parcel north of Highway 160 to an adjacent 68‑acre parcel to the north. The board approved the adjustment after discussion of existing deeded access roads and easements.
Emergency management grant: The board authorized submission of a Montezuma County application to the National Disaster Mitigation Enterprise for $115,955.56 to fund an updated hazard‑mitigation plan and related work. Emergency management staff reported no local match required; commissioners moved and seconded approval and the board voted to submit the application.
Votes: The approved planning items and the grant application were moved and seconded and carried by the board. The commissioners also approved the prior meeting proceedings (July 1, 2025) at the start of the session.
