Staff presented a final master development plan for Atlas Townhomes โ a proposed 4,000-square-foot convenience store and gas canopy on about 1.5 acres in MU (mixed-use) zoning south of Long Hollow Pike and east of Highway 109.
Charlie Peery said staff wants the use identified on the site data table as "convenience sales and service" rather than general retail, and noted the plan is short two parking spaces for that specific use class. Staff also requested additional perimeter landscaping to better screen the gas canopy. Architecture meets the city's 70% brick-and-stone requirement and the conditional-use requirements for a canopy in MU zoning, Peery said.
Allison Turner of Greenwood Design, representing the applicant, said rotating the canopy to align with the side access road was explored but was infeasible for stormwater reasons; she agreed to add additional landscaping and to work on alternatives to gain parking and address engineering comments. Staff also discussed traffic studies from 2014 and later updates that show a potential need for a turn lane or future signal at the intersection; the applicant's larger property ownership means the traffic work may be coordinated across adjacent submittals.
No formal vote occurred at the work session; staff expects the applicant to address parking and landscaping and to return for Planning Commission review.
