The Omaha City Council approved a 2025 annexation package that seeks to add four study areas to the city, a package city staff said would bring approximately 3,500 residents into the municipal boundary and about $42 million in assessed real-estate valuation.
City planning staff summarized four proposed annexation areas: a mixed-use/condominium area near 100 & 80th; a Center Ridge mixed-use area near 190th & West Center Road; West Hampton Park near 200 & 4th and Blondo Parkway; and the Stone Creek residential area (including Flanagan Lake). Staff said the annexation would add about $42 million in real-estate value and projected a positive ten-year city fiscal effect of roughly $5.2 million.
Planning staff said they mailed information packets and held a neighborhood open house attended by roughly 50–60 people; the Planning Board considered the package and made recommendations ahead of the council hearing. Councilmember Festersen asked whether residential properties would see lower tax bills after annexation; staff replied that residential properties would generally receive a reduction, while office and commercial tax effects would vary.
Council discussion noted the annual internal review that staff, finance and mayoral staff undertake to identify suitable annexation candidates. Staff said most SIDs under consideration are in the city’s northwest and southwest growth areas and that the city narrows down candidates annually after a detailed departmental review. The council approved the annexation ordinances on the meeting record.
