Trust updates board on hotel‑to‑housing conversions, Hideaway Bay occupancy and navigation center progress

Executive Director Vicky Millett listed the Trust portfolio and pipeline, including Verde Gardens, Hideaway Bay (hotel conversion), Lotus House acquisitions, Wynwood North and Miakasa (128 senior units). Later in the meeting Steven Alvarez, representing a provider operating properties for the Trust, reported that 44 individuals had moved into Hideaway Bay; staff said the building has 107 units and that a single floor is being kept empty to allow contractors to install kitchenettes and complete change‑of‑use work. Millett confirmed that residents at Hideaway Bay have signed leases.
Staff also updated the board on Wynwood North (about eight people temporarily placed off‑site because of unanticipated plumbing work) and on ten units the Trust acquired in southern Miami‑Dade that were reported as fully occupied by single adults. Chair and staff discussed the hostel on Miami Beach: staff reported more than 200 people currently at the hostel, 72 stabilized at the hostel since November, and 48 exits to permanent destinations to date. Staff said providers and the City of Miami maintain daily on‑site services and that the Trust will transition people if the hostel closes.
On the navigation‑center project, Trust staff said walls are going up on the 80‑bed site owned by Better Way of Miami; permits were delayed but contractors are working and providers are being engaged to deliver on‑site services. Millett said the Trust is advancing capital dollars to projects that require it and that the board requested pictures of new property signage for Hideaway Bay.
Staff also notified the board of a $475,000 special state appropriation to acquire property for families with minor children; staff said a property has not yet been identified. The board noted an independent audit item passed by the Board of County Commissioners and staff said the Trust participates in HUD and county single audits and will provide documentation for the independent review.
Ending: Staff will continue to report on occupancy, capital work and navigation center permitting and will coordinate any transitions of hostel residents should decisions by local governments require relocation.
