Revere ZBA continues decision on 70 Warren Street driveway variance to July 23

The Revere Zoning Board of Appeals continued consideration of a request to allow a front-yard driveway at 70 Warren Street to its July 23 meeting.
Attorney James Cipoletta, representing applicant Hicham Alam, described physical constraints on the property and said the plan before the board is the maximum constructible driveway given topography and a retaining wall. Cipoletta said the homeowner has no off-street parking and is seeking a 13-by-14-foot driveway so a vehicle now parked on the street can be moved off public roadway.
Neighbor Fatima Franco, of 68 Warren Street, spoke in support, saying, "We're okay with him getting the construction done." Board members raised safety and depth concerns, noting that a 14-foot depth is substantially shorter than the typical 9-by-18 parking bay and that vehicles generally do not park bumper-to-wall. One member proposed reorienting the driveway to gain depth; the applicant said he and his team would consult an engineer.
The applicant requested a continuance to consult an engineer and the board voted by roll call to continue the matter to July 23. The applicant's attorney also asked that the intervening days be waived for purposes of the 48-day statutory/administrative review clock; the board granted the continuance. Members voting in favor were Mister Lemina, Mister Lopes, Mister O'Brien, Miss Pratt and Chairman Tucker; Mister Pelton was absent.
The board did not take a final vote on any variance dimensions or curb-cut approval at the June 25 meeting. The matter will return for further information on design alternatives, safety implications, and any required curb-cut or site-plan approvals.
