Reno Planning Commission approves tentative map for Talos Valley Villages 17–19 after debate over wetlands and “missing middle”

The Reno City Planning Commission on June 18 approved a tentative map for Talos Valley Villages 17, 18 and 19 (case LDC25-00063), a roughly 50‑acre portion of the Talos Valley Planned Unit Development that would create about 247 lots, with the approval subject to the conditions in the staff report.

The vote followed presentations from City of Reno planner Carter Williams and applicant representative Derek Kirkland of Wood Rogers, public comments from a regional trails advocate and a resident concerned about wildlife and flooding, and extended commissioner questions about wetland mitigation and the meaning of “missing middle” housing in the plan.

Carter Williams, associate planner for the City of Reno, told the commission that “before you is a tentative map for Talos Valley Villages 17, 18 and 19,” describing a project that spans about 50 acres north of South Meadows Parkway and west of Veterans Parkway and proposes roughly 247 residential lots across three villages.
