City Plan Commission approves Graham Estate subdivision, waives sidewalk and roadway requirements

The City Plan Commission on June 18 approved the Graham Estate major combination subdivision, a 0.18-acre lot subdivision proposed north of Borderland Road and east of Donovan Drive.
Mirna Aguilar, planning and inspections staff, told the commission the applicant proposed to subdivide 0.18 acres to create one residential lot and asked for two exceptions: to waive construction of a 5-foot sidewalk and to waive construction of 2.25 feet of roadway along Easyway Lane. “Staff recommends approval of Greyhound Estates on a major combination basis and approval on the exception request as they both comply with title 19 requirements,” Aguilar said.
The staff presentation described stormwater management by on-site ponding and showed required and existing cross-sections for Easyway Lane. The applicant, Jorge Garcia of SiteWorx Engineering, said the firm agreed with staff comments.
Commissioners asked about the existing roadway and sidewalks. Aguilar confirmed Easyway Lane is two-way. Following applicant remarks, a commissioner moved to approve the item “with all the requests,” the motion was seconded, and the commission approved the subdivision by voice vote.
No formal roll-call tally was recorded in the transcript for this item. The approval included the exceptions as described by staff; the applicant will be required to comply with the conditions in the staff report and Title 19 of the El Paso City ordinances.
The commission proceeded to the next agenda item following the vote.
