The Truckee Town Planning Commission approved a use permit to allow an on‑site brewery and a minor use permit to permit the sale of alcoholic beverages other than beer and wine for 50/50 Brewing at 10242 Church Street, in the Crossing development.
Planning staff Adam Peterson described the proposal as a 724‑square‑foot brewery to be located inside an existing tenant space that already contains a restaurant, bar, lounge and private dining area. Brewing operations would be staffed by a single restaurant employee, with brewing activity scheduled approximately five days per week from about 8 a.m. to 3 p.m. The applicant does not propose commercial deliveries for brewing nor distribution of beer brewed on site; all beer produced would be sold on site.
Adam noted the project requires a conditional use permit for food and beverage production and a minor use permit for alcoholic beverage sales other than beer and wine under the Railyard Master Plan (Downtown Extension zone). No exterior building changes are proposed. Departments routed to review raised standard conditions: Truckee Fire Protection District requires sprinklering; Nevada County Environmental Health provided consumer‑protection and solid‑waste conditions; Truckee Donner Public Utility District requested a backflow preventer.
No public comments were received during the noticing period. The Truckee Police Department had no concerns; staff concluded the size and operating characteristics are consistent with the previously approved restaurant use in the building and recommended adoption of Resolution 2025‑09 to approve the use permit and minor use permit and find the project exempt under CEQA (staff cited prior EIR and PRC §21166 / CEQA Guidelines §15162 for no further review).
Commissioners asked a small number of clarifying questions about operations and timing; the applicant said the move is a relocation of an existing brewery operation and that the team hopes to open within the year. A motion to approve the use permit and minor use permit passed on a recorded unanimous vote of the commission.
Standard conditions of approval (sprinklering, environmental health controls, backflow prevention, and any Department of Alcoholic Beverage Control requirements) will be included and must be satisfied prior to final occupancy or operation.
