Polk County board signs final plat for Northern Lights subdivision on Bradley Lake

Polk County approved a final plat that reconfigures several lots at Northern Lights subdivision on Bradley Lake to correct historic lot lines and abandoned right-of-way and to ensure lake frontage requirements are met.

Why it matters: the plat resolves long-standing mapping and deed irregularities for parcels that were platted in the late 1990s. The reconfiguration gives three lakeshore parcels frontage that previously lacked it, cleans up a church-owned parcel sliver and converts an existing single lot to two legal parcels by adding abandoned right-of-way area to meet minimum lot-size criteria.

Planning staff described the work as largely “clean up” and said the applicants satisfied a planning-commission condition requiring documentation that the parcels in question were not separate subdivided parcels; quitclaim deeds and bank signatures were completed. Canute Township formally abandoned an unused road right-of-way earlier in the review process, and staff said the project does not disturb more than one acre, so no MPCA permit was needed for construction disturbance. The board approved the final plat and the chair signed the plat documents at the meeting.
