Commission re-approves Taco Casa site plan after lapse; project allowed by right

The Wylie Planning and Zoning Commission on June 17 re-approved a site plan for a Taco Casa drive-through restaurant on Lot 5, Block A of the Wylie Vail Office Park, a 0.97-acre site at 2027 North State Highway.
Staff explained the re-approval was necessary because the city’s zoning ordinance voids site plans that are older than two years with no work performed. Staff said Taco Casa’s proposed building is approximately 3,000 square feet and that it is allowed by right and already had a special use permit (SUP) for the drive-through. "It is allowed by right. It did have the SUP, the special use permit approved," staff said.
The presentation said the plan meets the city’s drainage, landscape, site and parking requirements. The applicant attended the meeting and staff and commissioners discussed nearby businesses and the growing activity on the east side of town.
A commissioner moved to approve the site plan "as presented," a colleague seconded, and the motion passed 5-0.
The approval allows the applicant to proceed with permitting and construction activity under the reissued site plan and existing SUP conditions.
