The Wylie Planning and Zoning Commission on June 17 approved a site plan for a drive-through restaurant on Lot 4, Block A of Wylie Ranch East Commercial Park, a 0.61-acre property at 2215 North State Highway 78.
Planning staff told commissioners the property’s entitlements were already established by a prior plan development and that the proposed restaurant meets the city’s cross-access, landscaping, parking and architectural standards. "It does meet all of these cross access, landscaping, parking, and architectural requirements," staff said during the presentation.
Commissioners asked about sight lines for the drive-through and were told engineering will work with the developer and neighboring properties to maintain visibility as the adjacent parcel is developed. The staff presentation said landscaping in the area is "flat grass" and that the plan does not include bushes or trees that would block visibility.
A commissioner moved to approve the site plan "as presented," a colleague seconded, and the motion passed 5-0 at the meeting.
The vote completes the commission’s site-plan review for this parcel; staff said it would assist with any engineering coordination if neighboring development affects sight lines or access.
