The Dickinson Planning and Zoning Commission on May 14 recommended a zoning text amendment (ZTA‑001‑2025) to add Fairway Street to the Corridor Overlay District in Chapter 62 of the Dickinson zoning ordinance. The change would require new commercial and public development along Fairway Street to comply with Corridor Overlay District design and development standards.
City planner Natalie Burchek told the commission the change would not affect single‑family residences but could apply to multi‑family or larger commercial projects. She said significant renovations above specified thresholds (for example, where work exceeds 50% of a building's value or square footage) would trigger compliance with Corridor Overlay standards. No public comment was offered at the hearing, and staff recommended approval.
A commissioner moved to recommend approval, finding the amendment consistent with the comprehensive plan and in the interest of public health, safety and welfare. The motion passed on a voice vote.
If adopted by the City Commission, new commercial and public builds along Fairway Street would need to meet corridor design standards; smaller residential improvements would be exempt unless they meet the threshold requiring full compliance.
