The City Planning Commission approved a consent agenda that included three plats and two plat time extensions after staff and the technical review committee recommended approval.
Andrew Demas, assistant director of Development Services, read the consent items into the record: Flower Bluff Heights Block 4 Lot 14 (item 4), Heritage Crossing planned unit development (item 5), Corpus Christi Holly Addition (item 6), and two plat extensions — Bridges Mill Village Unit 3 (item 7) and Shannon Estates West Unit 13 (item 8). Demas told commissioners staff and the TRC determined the plats met the requirements of the Unified Development Code and the Texas Local Government Code and recommended approval.
A commissioner asked why the Heritage Crossing subdivision required a PUD. Demas explained that deviations from minimum lot sizes — in this case two undersized lots — and a slightly narrower street configuration (roughly a 40‑foot right‑of‑way in places) made the PUD route the appropriate mechanism to permit the limited deviations without a rezoning application. No members of the public addressed the consent items, and the commission approved the consent agenda without further discussion.
The approvals were recorded on the consent agenda and will proceed to subsequent platting and permitting steps required by Development Services and TRC review.
