At the May 15 meeting the Smithfield Planning Board heard a pre-application presentation for a minor subdivision at 33 Stair Road (ID 2599). Tim Cain, attorney for applicant Bruce Beaumont, described a 2.69-acre parcel proposed to be divided into three lots served by a private drive that would be maintained by homeowners.
Cain said the parcel, identified as Plat 44, Lot 1A, currently has a single-family residence and is served by town water and sewer. He told the board he believes there are no wetlands on the property. Under the conceptual plan, the lots would use an underground infiltration system to manage runoff. Cain described proposed lot sizes as exceeding Smithfields R-20 minimum (20,000 square feet): parcel A about 47,000 square feet, parcel B "21,899" (as stated in the presentation), and parcel C about 31,299 square feet.
Board members asked about lot angles, frontage on the private drive, whether the proposed private road would be designed to town private-road standards, and potential need for zoning relief. Cain said the design was conceptual and that the applicant intends to comply with subdivision and setback requirements and would request any necessary relief at preliminary application if required.
The board did not take any formal action; the presentation was a pre-application to solicit board input before the applicant incurs engineering costs.
