Maplewood Village developer asks planning board for 180‑day extension of conditional approval

ABC Orange Incorporated asked the Town of Goshen Planning Board to extend a conditional preliminary subdivision approval for the Maplewood Village of Goshen project by 180 days, to Dec. 4, 2025.

The applicant’s letter, dated May 6, 2025 and addressed to the planning board chair and members, said the project previously received conditional preliminary subdivision approval in January 2023. The letter, signed by Dan Guram as president, said the developer is “diligently addressing the items raised by the planning board” and requested the 180‑day extension to allow time to complete outstanding items and produce legal documentation for the board’s records.

Planning staff told the board they had received legal documents from the applicant’s attorney and that the extension would carry the project to the board’s Dec. 4, 2025 meeting if granted. A board member moved to extend the conditional approval and another member seconded the motion during the meeting; the transcript does not record the resulting vote.

Why it matters: extensions keep an application alive under the conditions agreed to at preliminary approval and preserve the filing and review timelines for a sizable subdivision, while giving the applicant time to address outstanding technical, legal or agency comments.

Next steps: the applicant will continue to work with town staff and submit any outstanding materials required to satisfy the conditional approval. The board will record the applicant’s attorney documentation in the project file and will consider the extension motion at a subsequent agenda item if a formal vote is held.
