Plan Commission recommends approval of Ditmar Realty site plan for Rosewood Lane townhomes

The Village of Jackson Plan Commission on May 15 recommended that the Village Board approve a conditional use request and site plan from Ditmar Realty Incorporated for a residential project at N170W21750 Rosewood Lane.

The recommendation followed a staff correction to the packet: a village staff member said the parcel is zoned R-8 single-family, not R-8 multi-family as stated in the staff memo. Commissioners then discussed design, unit type, parking and visibility from the lake.

A representative for Ditmar said the buildings will read like townhomes from the street and appear three stories from the rear, and confirmed the units will be rentals rather than condominiums. The representative said each unit will have a single-car garage, one parking space immediately in front of the garage, and a third striped parking stall in the common lot, for a total of three parking spaces per unit. The representative also said the first two levels of a typical unit measure about 1,370 square feet.

Commissioners asked whether the extra parking responded to demand or site constraints; the representative and a staff member said the additional stalls were provided both to meet practical needs for three-bedroom units and to provide visitor and ADA parking. Commissioners noted the side parking area will also aid snow management.

Motion by Commissioner Hechendorf, second by Commissioner Emerick, to recommend Village Board approval of the conditional use request and site plan. The motion carried on a voice vote.

The commission did not record a roll-call vote in the meeting minutes. The recommendation now goes to the Village Board for final action.
