Board approves FedEx maintenance area at Inwood warehouse; delays Island Park auto-repair decision after parking complaints

William Vanessa, attorney for the applicant, said the service area “will not be open to the public” and will be used only for FedEx vehicles on site. The board closed the public hearing and adopted the special-exception item by roll-call vote.
Island Park reservation The board took a different approach with an application from 1146 Bayport Corp for a motor-vehicle repair shop at 5000 Long Beach Boulevard, Island Park. Council members and staff reported recent complaints to a councilmember’s office about double and triple parking near the site. The councilmember asked to reserve decision to allow discussion of possible conditions; the board agreed and voted to reserve decision so the applicant and tenant could be asked to address parking and delivery practices.
Why it matters Special exceptions under Section 196-n (building zone ordinance) are required when a use (here, a public garage or vehicle-service area) is added inside otherwise permitted structures. The Inwood application proceeded with the town board’s approval; the Island Park item was held for follow-up after elected officials reported neighborhood concerns.
