The Montezuma County Board of County Commissioners approved a boundary line adjustment on May 13 that will redraw property lines for parcels owned by the Sanchez family trust on Highway 145 in Cortez.
County planning staff described a proposal to reconfigure three parcels into two, separating the residence and a rental unit from a business parcel. Planning staff said the existing accesses—three grandfathered access points to Highway 145—remain unchanged, and all septic systems are existing. The southeast parcel will total about six acres and contain the business and a rental house; the remaining acreage will form the second parcel.
Planning staff noted the proposal does not rezone parcels or add new access points and that setbacks along the highway will be met. Commissioners moved and seconded approval of the boundary line adjustment application submitted by I.B. and Margaret G. Sanchez Living Trust for property listed at 11599 Highway 145, Cortez; the motion passed with affirmative votes.
After approving the adjustment, staff presented mylar plats for signatures for the Boren, Cruzan and Wilburn Jr. plats and the just-approved Sanchez adjustment. The county clerk stamped the mylars as part of the record.
Commissioners and staff said the change is administrative in nature—reconfiguring lot lines rather than creating new uses—and that existing utilities, accesses and septic systems would remain as they are. Staff will finalize recorded plats following signature and stamping.
