Planning staff told the council updated materials have been provided for the Kennesaw Battle townhomes proposal, a 20‑unit townhome development. Staff said the updated package addressed tree‑plan placement and added a previously omitted passive amenity, but that the submission still lacks full side and rear elevations and does not show required sidewalks on interior streets.
Marietta Fire reviewed access and determined a hammerhead or cul‑de‑sac was not required, though minor curb‑cut adjustments may be necessary. Staff said Tower Street — the access to the development — is currently an undeveloped Cobb County right‑of‑way. The plan agreed with Cobb County and the developer is for Cobb to grant an easement for initial improvements built to Cobb standards; either the developer would keep the street private or Cobb would accept it and later transfer it to the city for maintenance if the developer and county choose that route.
Council members asked which standard (county or city) would be applied; staff said the differences are minor, mostly base thickness, and that the city standard is slightly more restrictive. Staff confirmed utilities must be underground and that the developer understands that requirement.
The council moved the item forward to the regular Wednesday meeting for final action, 5‑1. Councilmembers and staff agreed the developer will provide final elevations and a clear plan for interior sidewalks and utility placement before the public hearing.
