Commission OKs rezoning for covered RV/boat storage west of N. Garnett; applicant promises screening, remote management

Tulsa area planners approved a county zoning request to change a parcel west of the northwest corner of East 106th North and North Garnett Road from AG (agricultural) to CG (commercial general) to permit a covered RV and boat storage facility.

Planning staff described the property as lying within commercial and transitional designations of the Tulsa County/Owasso comprehensive plans and said staff found the requested CG zoning to be consistent with the anticipated development pattern; staff also reported outreach to the City of Owasso, which raised concern about commercial uses extending into the northern half of the tract designated as transitional.

Larissa Darnaby, representing the applicant and Landmark Solutions, described the proposed use as covered, recreational storage (boats and RVs) with open‑ended stalls rather than fully enclosed self‑storage units. Darnaby said the site will be screened where it abuts agricultural or residential zoning, will have an electronic gate and remote management (no on‑site office), and that the owner also controls the adjacent tract to the east. She confirmed the facility would not permit storage of commercial vehicles and said there will be landscaping and a screening fence consistent with code requirements for parcels abutting AG/residential.

A nearby commissioner asked whether fencing and screening requirements were specified; staff said those details are handled during permitting and site plan review. Commissioners discussed the northern half’s transitional designation and the applicant said she would consult Owasso staff about their concern.

A motion to approve item 5 per staff recommendation carried; the chair announced approval. No public commenters registered on this item.
