The City of Venice Planning Commission on May 20, 2025, unanimously recommended that City Council approve zoning map amendment petition 25-05RZ, which would rezone two parcels at 225 Park Boulevard South and 528 Menendez Street from residential multifamily (RMF-4) to residential single-family (RSF-4).
Senior planner Nicole Tremblay presented the staff analysis, noting the parcels total roughly 0.6 acres, carry a future land-use designation of high-density residential, and currently contain 10 multifamily units. Tremblay said an exception in the comprehensive plan (applicable to parcels smaller than one acre) allows property owners to seek lower-density implementing zoning without a companion comprehensive-plan amendment.
