Planning commission recommends approval of Evergreen Fields Phase 5 final plat with conditions

The Menomonee Falls Planning Commission on May 6 unanimously recommended that the Village Board approve the final plat for Evergreen Fields Phase 5, a just-over-15-acre phase that includes 15 single-family lots (Tax Key No. 126.177).
Planner Amy Bennett told commissioners the lots in Phase 5 range from about 9,160 to just over 18,000 square feet, with an average lot size of 11,561 square feet and a median just over 10,000 square feet. Bennett said the subdivision is zoned PRD (planned residential development) and noted an environmental corridor and Silver Spring Drive to the north.
Developer representative Ben Lang explained Phase 5 is one of multiple phases ("Phase 5 of 7," he said) and that some improvements in the southwest cul-de-sac area were delayed because there was insufficient fill to complete all improvements; engineering currently includes temporary turnaround/hardening measures and erosion controls. Lang said the developer plans a hammerhead turnaround at paving and will extend the road when subsequent phases proceed.
Commissioners asked about the stub road/turnaround to the south and whether the southwest corner would be developed; staff and the applicant said the cul-de-sac and temporary turnaround details are being coordinated with engineering and that the remaining work will go forward with later phases. Bennett noted the Waukesha County letter included two conditions and four recommendations; staff recommended approval subject to 14 staff conditions and the county’s conditions.
The motion to recommend Village Board approval of the final plat, subject to the listed staff and county conditions, passed unanimously. The record indicates the state Department of Administration raised no recommended changes in its recent email to staff.
