The Boerne Historic Landmark Commission approved a certificate of appropriateness on May 20, 2025, for a wall sign at 302 East Blanco Road for Happy Nails, concluding the sign’s nonstandard colors were acceptable given the sign’s limited visibility and the building’s low contributing status.
Planner Frank Linder explained the sign is attached to the side of a circa-1960 commercial building and is visible primarily from Hilltop Drive — a road that becomes a private drive shortly after the property — rather than from Blanco Road. Linder said the existing sign is roughly 2-by-3 feet, metal, non-lit and uses multiple colors including pink and blue gradients; staff found it consistent with Unified Development Code chapter 9 sign regulations but not strictly with historic-district color guidance because it uses more than four colors and non-earth tones.
Because the sign is not visible from East Blanco and the building is a low-contributing property, staff recommended flexible application of the district guidelines and recommended approval of the COA. The commission approved the COA 4-0 (action item 2025-206). No applicant representative appeared in person. Commissioners noted the property’s main signage facing Blanco remains the primary public identifier for the businesses on the site.
