At its May 20, 2025 meeting, the Boerne Historic Landmark Commission approved a certificate of appropriateness (COA) for work at 101 South Main Street, Suite C, to accommodate a proposed new business, Mans Meat Market, adjacent to Black Rifle Coffee.
Frank Linder of the City of Boerne Planning Department presented the application, describing the building as a 1967 commercial-style structure classified as a non-contributing property within the historic district. Linder said the request included enclosing a recessed porch on East San Antonio Avenue, removing two exterior doors to create an interior passage, and installing a new double exterior door at the porch. The second scope item was a new rear alley door for the meat market. “The doors that they're proposing on the side and the rear of the building are appropriate in the district,” Linder said, noting similar door styles appear elsewhere in the district.
Applicant representation addressed practical details. The speaker identifying himself as Mason (applicant) said the existing railing would be partially removed to maintain ADA access and that new doors and railings would be painted black to match existing elements. He also said no new exterior lighting is proposed.
Staff recommended approval under the Unified Development Code and the historic district guidelines, citing flexible application for non-contributing structures (UDC sections 2.11 and 3.11). The commission moved to approve the COA (action item 2025-200). The motion passed 4-0.
Commissioners noted the work is a minor renovation that will not alter the building’s scale, height or mass; staff will review signage separately at a later meeting.
