Plan commission gives primary approval to 4‑lot US‑30 commercial subdivision; western entrance will need culvert

The Schererville Plan Commission on May 5 granted primary approval for a four‑lot C‑3 highway commercial subdivision and related US‑30 Commercial Corridor Overlay District development plan at the Fawn Plaza site along West Lincoln Highway, voting 6-0.

A correspondence from NEICE Engineering read into the record said the preliminary plat "is in compliance for consideration by the plan commission for primary approval of a 4 lot C 3 Highway commercial subdivision" but noted that the site development plan for grading, sanitary sewer, stormwater and water utilities for Lot 1 and Lot 4 had not yet been submitted for overlay review. Stuart Allen of Taringa Surveying, representing the petitioner, told the commission, "So for tonight, we're we're just looking at the Yeah. The 4 lots and and adding your 2 entrances." Commissioner Bill Jarvis asked whether the western entrance would require a culvert. Allen answered plainly: "On that western, it's going to require a culvert." The applicant confirmed the developer will install pavement and signage to discourage motorists from cutting through the parking lot; the plan calls for one‑way signage at the defined circulation paths.

The motion approved primary plat and the development plan "pursuant to all Federal, State, and local regulations, and that fees to the Town of Schererville are kept current." The motion was made by a staff member and seconded by Miles Long. Roll call votes were recorded as yes by Bill Jarvis, Miles Long, Chris Rack, Bob Kocan, Gary Emmick, and Tom Anderson; the motion carried 6-0.

Staff noted standard technical requirements remain, including submittal of the overlay‑district site development materials for Lot 1 and Lot 4 and the culvert design for the western entrance. No public comments were received at the hearing.
