Rockville planning commission approves internal accessory dwelling unit at 160 Pebble Lane

The Rockville Planning Commission on May 13 approved an internal accessory dwelling unit permit for Kaylee and Christian Evenson at 160 Pebble Lane.

The commission found the application complete and concluded the proposed IADU complies with Rockville Land Use Code chapter 8.26 and the Rockville General Plan, and that the applicants had been made aware of the IADU standards, a commissioner said during the meeting.

Commissioners discussed fire and building-code requirements, particularly basement egress. A commissioner noted that the applicants had updated plans showing an external egress and multiple basement exits. The chair read the IADU standards to the record, including that IADUs must meet all applicable fire and building codes, the primary dwelling must remain the owner’s primary residence for rental of the IADU to be permitted, one additional off-street parking space is required, and the minimum rental period is 30 consecutive days.

Kaylee Evenson told the commission the project falls under Utah House Bill 82 and that the unit meets applicable fire and building regulations. A commissioner asked whether the applicants intended to use the unit for short-term rentals; the applicants replied it was intended for long-term rental only. The commission motioned and approved the permit by roll call vote.

The commission asked the applicants to inform their realtor of Rockville’s IADU requirements. The approval was unanimous in roll call.

The IADU permit allows the Evensons to legalize the internal unit within the existing footprint, subject to continued compliance with building and fire codes and Rockville’s IADU standards.
