The Planning Commission tabled the land‑development application for a proposed five‑story apartment building at 2268 South Twelfth Street, along with an adaptive reuse of an existing office building on the same parcel. The applicant asked to postpone the item to the July planning commission meeting to allow time for the project team to meet with city staff and address detailed review comments.
Attorney Michael Van Luveny (representing the applicant) told the commission the plans submitted mirror those reviewed by the zoning hearing board and that a stipulation of settlement in court had already granted the variances requested for the project. The project team asked for an opportunity to meet with architects and engineers to respond to staff comments and to provide additional materials the commission requested, including elevations, parking and landscape details.
Planning staff cited review comments issued the previous Friday and recommended the applicant resubmit after further coordination. The applicant requested an extension of the city's review timeframe aligned with the requested postponement; the commission accepted and will consider the resubmitted package at the July meeting. The project includes two buildings with a combined 90 apartments (50 in the new five‑story building, 40 in the adaptive reuse) and planned parking to meet ordinance requirements; applicants reported accessible units and accessible parking will meet code requirements and that asbestos remediation has been completed in the existing building.
What’s next: Applicant to meet with staff and consultants, revise plans (including lighting, landscaping and unit tabulation materials) and submit for the July planning commission meeting; the commission will review the resubmitted packet and staff responses at that time.
