Contractor begins countywide work for 2027 property revaluation; exterior inspections under way

McDowell County’s 2027 property revaluation is under way, county staff and contracted appraisers told the Board of Commissioners.
Tammy Wiley introduced the update and turned the presentation to Fred Pearson of Pearson’s Appraisal, the contracted firm. Pearson said field teams have begun exterior visits to photograph and measure structures and outbuildings; the firm will not enter homes unless an interior inspection is requested and accompanied by a county representative. Teams will carry photo identification and display McDowell County revaluation signs on vehicles; door-hanger notices will be left when property owners are not present.
Pearson told the board the contractor’s production goal is about 2,000 parcels per month and said the vendor’s prior revaluation work in nearby Burke and Yancey counties informed the firm’s approach. The county reiterated that revaluation staff are approved by the county tax office and the Department of Revenue.
Why it matters: Revaluations reset taxable fair-market values for all parcels and inform property tax assessments; the county asked residents to cooperate and to contact the tax office with questions.
