Plan commission approves Harley-Davidson warehousing and museum storage at former J.C. Penney site

The Wauwatosa Plan Commission unanimously approved a conditional use permit to allow general warehousing and storage at 11800 West Burleigh Street, the building formerly occupied by J.C. Penney. The applicant, representing Harley-Davidson, requested approval for a roughly 160,000-square-foot facility to store motorcycles, parts and items for the Harley-Davidson museum, and to accommodate a photo studio, mechanic space and office area.
City planning staff said the proposed hours of operation are Monday through Friday, 7 a.m. to 5 p.m., with occasional weekend pickups and drop-offs. “The applicants requesting a conditional use permit for a 160,000 square foot warehousing and storage facility. Items stored within the facility include motorcycles, motorcycle parts, and some storage for the museum,” Mr. Pinon told the commission.
Applicant Chris Roslynowski appeared by Zoom and said the company is coordinating with its landlord and contractors on code analysis, egress, fire suppression, exhaust systems and electrical work. “Were working with our landlord, our architects, HGA, and, JM Brennan for a code analysis, egress exiting, fire suppression guidance, and some exhaust system work along with our electrical company, which is, Lemberg Electric,” Roslynowski said.
Alder First moved approval and Alder Phillips seconded; the commission recorded a unanimous vote and the item will return to the Common Council for final consideration on May 20. Staff reported the April 22 Common Council public hearing included only the applicant speaking in favor and no speakers in opposition.
The approval by the Plan Commission is for the conditional use permit only; Roslynowski and staff said additional code- and building-system approvals remain pending as the project proceeds through design and permitting.
