Planning staff briefed the commission on May 12 about a two-part request for 2901 West Warrior Trail: a comprehensive plan amendment to change the future land use designation from commercial retail/office to light industrial and a rezoning from Planned Development 58 (office/warehouse) to Light Industrial.
Staff noted that while light industrial exists to the north and west of the site, the subject parcel and a strip abutting the single-family neighborhood are currently designated commercial retail/office on the future land use map; staff therefore could not support the request because it conflicts with the adopted plan. Staff also explained differences between straight base zoning (e.g., Light Industrial) and plan development (PD) districts, which can include site-specific standards and concept plans.
Commissioners asked clarifying questions about allowable uses in a Light Industrial district and whether certain higher-impact uses would require a specific use permit if located within 300 feet of residential property. Staff responded that some uses (for example, contractor shops with outside storage) could require an SUP given proximity to residences. The briefing ended with staff reiterating its inability to recommend approval due to the FLUM inconsistency. The item will proceed to public hearing for further testimony and deliberation.
