Planning staff on May 12 briefed the Planning and Zoning Commission on a specific use permit (SUP25010002) request for a convenience store without fuel sales at 203 North Beltline Road.
The proposed tenant would occupy roughly 1,000 square feet within an existing multi-tenant commercial strip that currently includes a laundromat, liquor store and other small businesses. Staff said the tenant plans hours of 9 a.m. to 9 p.m. daily, would sell snacks, soda, tobacco products and similar items, and stated in an operational plan that the location would not sell alcohol. The applicant planned to provide the development’s 33 shared parking spaces.
Staff recommended approval. During the briefing commissioners asked procedural and operational questions, including whether the plan showed a rear door and how the city differentiates convenience stores without fuel from gas stations on the use chart. Staff replied that the building’s final interior arrangements and code compliance would be verified during certificate-of-occupancy (CO) and building permit reviews.
Staff noted the applicant was not present at the briefing because a public notice posting error delayed the Planning and Zoning date; staff said the applicant expected to attend the council hearing to answer questions. No formal action was taken at the staff briefing.
