Commissioners grant one-year extension for Black’s Wall Street Square preliminary plat

The Tulsa County Planning Commission voted to grant a one-year extension of the preliminary plat approval for Black’s Wall Street Square, a townhome development at the northeast corner of North Martin Luther King Jr. Boulevard and East Reading Street.
Austin, a planning staff member, said internal roads for the development are mostly built and the extension will allow the applicant to finish required infrastructure and record the plat without returning for a new preliminary-plat hearing. Staff recommended approval of a one-year extension.
Mike Thedford of Wallace Design Collective, representing the applicant, told commissioners that rezoning work was completed earlier and that the conceptual plans have generally shown one-car garages for individual townhome lots; he said final plans can vary and the developer will decide detailed building configurations during the planned design process. Staff confirmed that, per code, each unit must provide at least one off-street parking space on a paved surface.
Commissioner Walker moved to approve item 6 per staff recommendation; Commissioner Zogg seconded. The commission voted to approve the one-year extension.
The extension preserves the developer’s preliminary approval for an additional year while the project completes site improvements and filings necessary to record final plats and proceed toward construction.
