The Mankato City Council approved a resolution amending the land-use plan for property addressed as 750 Lindner Avenue, a change staff says is intended to place a proposed supportive housing facility into a more appropriate land-use category.
Mark Konz, community director of community development, told the council the applicant, Trellis, followed the required process including neighborhood meetings and a traffic analysis. Staff said the initial phase for the site will include a 40-unit supportive housing project and will require subsequent actions including a plat, vacation of a utility easement and rezoning.
Konz said a leasing agent for a grocery store to the south submitted a letter expressing concerns about a potential cut-through from the site, and the traffic study concluded the driveway location is not likely to route a significant amount of traffic through the grocery store property. At the planning commission and neighborhood meetings attendance was low, staff said; one person attended the first meeting and did not express opposition.
Council Member Levin moved approval of the land-use amendment; the motion was seconded and passed on a roll-call vote. Staff recommended approval and indicated most follow-up applications (plat, easement vacation, rezoning) will be combined and presented to the council together when ready.
