BZA grants partial bluff-yard relief to Jean’s Angels for warming center site

Katrina Carpenter, representing Jean’s Angels, asked the Board of Zoning Appeals for relief from the county’s bluff-yard/buffer planting requirements at 956 South Live Oak Drive to accommodate an existing metal building and an upcoming 40-by-40 warming center.
Carpenter told the board her site plan showed the privacy fence on the property line and that inside the fenced area the group could meet shrub and many tree requirements, but planting canopy trees immediately adjacent to an existing metal building would place roots too close to the structure. “The builder and the landscaper … said because eventually the trees will have roots and it will be on the building, it’s going to potentially damage the … building,” Carpenter said, adding she could comply with shrubs but wanted relief from tree plantings where building footprints conflict with the fence line.
Board members reviewed photos and a colored site plan showing the warming center location, trailer parking, and existing metal structure. Miss Allison, county staff, confirmed there was no additional staff comment. Board member Shire moved to grant the variance; the motion carried on a voice vote. The chair announced the variance had been granted.
Carpenter told the board that areas outside the gate would be brought into full compliance with the arterial overlay buffer requirements and that the relief sought applied only inside the fenced compound to preserve space for a laundry trailer and shower trailer in support of the warming center.
