Planning commission approves preliminary plat for Rise at Coral Canyon Phase 3

The Washington City Planning Commission on May 7 approved the preliminary plat for Rise at Coral Canyon Phase 3, a 50-unit townhome development covering about 12.62 acres.
Staff said the PCD-zoned site conforms to the approved zoning and that Phase 3 will share amenities approved in Phase 1, including a clubhouse, pool and pickleball courts. The proposed townhomes include two-car garages and 20 visitor parking spaces; staff concluded parking is adequate. The phase also includes about 10,000 square feet of common open space.
Commissioners voted to forward a recommendation of approval; because the site is in a PCD and the preliminary plat conforms to zoning and subdivision regulations, staff recommended approval subject to the findings and conditions in the staff report. Commissioner Mitchell moved for approval; Commissioner Tupelo seconded. The commission voted unanimously.
Next steps include final engineering review and building-permit submittal consistent with PCD design and the city’s subdivision standards.
