The Land Use Authority approved the final plat for the Fields Crossing Minor Subdivision at 3650 South Washington Fields Road on May 7.
The final plat divides about 12.04 acres into three parcels: two roughly 1.5-acre parcels intended for commercial development and a larger 9.04-acre parcel. Staff said the area has recently been rezoned to PUDC and that each parcel will be required to obtain the design and use approvals consistent with the PUDC zoning when they apply for development. Staff also noted above-ground utilities in the northwest corner of the plat; the master-plan trail alignment has been adjusted to avoid those utilities and the plat includes widened trail easements.
The Land Use Authority approved the plat subject to the findings and conditions in the staff report. The approval is final at this level; future development on each lot will require site-specific plan review to confirm compliance with access management, trail and PUDC design standards.
